Use these free selling tips whether you use a Realtor® or decide to list FSBO
- When you employ a Realtor® to sell your house, trust their judgement. You should always ask questions and make sure you understand everything before making a decision, but a good Realtor® will price your home well, and while there's always room for movement, market adjustments, and opinions, the more market appropriate your home is priced on List Day 1, the more likely your house will be sold quickly and for the right price.
- Only the market can accurately predict what your house is worth. This is a tough one for many homeowners to swallow, but just because one wants to sell at or above the original purchase price doesn't mean the house is necessarily worth that much in today's market. The buyer pool in your area in the current market is the only truly accurate barometer. If it's been months with no contract, the list price should probably be adjusted no matter what any Appraiser, Realtor, or neighbor says (barring other influences like "showability").
- Don't list your house until it's ready to be listed. When deciding to sell their house, many list as soon as they choose their Realtor®. You should always step back and take stock of your house (which is sometimes difficult to do, especially if you've lived there for a long time). Decide with your Realtor® what simple repairs, upgrades, cleaning, or staging might be necessary to help create the right first impression. You don't always have to spend $100s on professional Home Staging when some simple time-investment items might significantly increase the appeal of your home.
